  • What are your business hours?

    Monday-Friday, 8 AM - 5 PM.

  • How do I pay my rent?

    Log into your online portal to pay your rent. 

  • How do I submit a maintenance request?

    Please submit a maintenance request through the tenant portal

    1. From the Home or Maintenance tab, click Request Maintenance.
    2. Enter a detailed description of the issue, upload one or more photos of the item needing attention, give the property manager permission to enter with their key, then click Submit Request.
  • I'm looking for a property manager. How can I learn more?

  • Are pets allowed?

    Pet policies vary by property, as each owner sets their own guidelines. Some homes allow pets and others do not, and restrictions may apply regarding size, breed, number, or type of pet. All pets require prior owner approval, which is granted at the owner’s discretion. When approved, a non-refundable pet fee and monthly pet rent typically apply.

  • What is your application process, and is there an application fee?

    We do not require an application prior to scheduling a showing. Because there is a $45 application fee per applicant (18+), we prefer that prospective tenants view the property first to ensure it’s a good fit. If you’re interested, we’ll schedule a showing. If you decide to move forward, you can then submit your application. We do not have a strict minimum credit score. Instead, we review each application based on the overall financial picture. Approved applicants then move forward to the lease signing and move-in process.

  • Do you offer deposit-free options?

    Ainsworth Property Management offers deposit-free living for qualified renters through our partner Obligo. Instead of paying a traditional security deposit, residents may be able to move in without tying up their cash in a large upfront payment.   • Is renters insurance required?

    Yes. All residents are required to maintain insurance coverage throughout the lease term to help protect both their personal belongings and the property.


    Residents may provide their own renters insurance policy, purchase coverage through the AppFolio resident portal, or be enrolled in Liability to Landlord coverage if proof of insurance is not provided. While liability coverage protects the property owner, renters insurance also protects your personal belongings and provides liability protection for residents.

Renters Insurance Requirements


Because unexpected events can happen in any home, all residents are required to maintain insurance coverage throughout the entire lease term to help protect both their personal belongings and the property.


Renters insurance provides important protection for your belongings and liability coverage while living in the home. To make this requirement simple and flexible, Ainsworth Property Management allows residents to meet this requirement in three different ways.

Insurance Options for Residents

Use Your Own Insurance Provider



Residents may obtain renters insurance from any insurance company they choose. Once your policy is active, simply upload proof of coverage through your tenant portal.

Purchase Insurance Through the Tenant Portal


Residents can also purchase renters insurance directly through AppFolio, our resident portal system. This option allows you to quickly obtain coverage and manage your policy alongside your lease information.

Automatic Liability to Landlord Coverage


If proof of renters insurance is not provided, residents will automatically be enrolled in AppFolio’s Liability to Landlord program for $10.50 per month. This coverage helps protect the property owner from certain damages caused by the resident but does not function as renters insurance and does not protect your personal belongings.



Important Note



All residents must maintain either renters insurance or the liability to landlord coverage during the lease term. If renters' insurance is not provided or if a policy lapses, the liability to landlord coverage will automatically be applied to ensure the property remains protected.


Understanding the Difference

Renters Insurance


  • Protects your personal belongings (furniture, electronics, clothing, etc.)
  • Provides personal liability protection if someone is injured in your home
  • May cover temporary housing costs if the home becomes uninhabitable


Liability to Landlord Coverage


  • Provides limited protection for the property owner if damage is caused by the resident
  • Does not cover your personal belongings
  • Does not provide personal liability protection for you


For this reason, we strongly recommend residents maintain a full renters insurance policy for the best protection.
